Terms of Service.

The terms governing your use of leasoro.com and Leasoro Property Management services.

Welcome to Leasoro Property Management. These Terms of Service (“Terms”) govern your use of the leasoro.com website (the “Site”) and the property management services we provide. By using our Site or engaging Leasoro as your property manager, you agree to these Terms.

If you do not agree to these Terms, please do not use our Site or services.

01About Leasoro

Leasoro Property Management (“Leasoro,” “we,” “us,” or “our”) is a Texas-registered limited liability company and a licensed Texas Real Estate Brokerage based in Richardson, Texas, serving the Dallas–Fort Worth metroplex. These Terms govern your use of the leasoro.com website (the “Site”).

The substantive terms of any property management engagement are contained in the executed Texas Association of Realtors Property Management Agreement (“PMA”) signed between Leasoro and an Owner. The substantive terms of any tenancy are contained in the executed lease and any addenda signed between Leasoro (on behalf of the Owner) and a Tenant. Those documents — not this page — control the fees, services, screening criteria, maintenance handling, deposit treatment, and other operational terms of those relationships.

02Use of the Site

You may use the Site to learn about our services, contact us, access Owner or Tenant portals, submit inquiries or applications, and review publicly posted information.

You agree not to:

  • Use the Site for any unlawful purpose or in violation of these Terms
  • Attempt to gain unauthorized access to any account, portal, or system
  • Interfere with the security or performance of the Site
  • Use any automated means (bots, scrapers, etc.) to access the Site
  • Submit false, misleading, or fraudulent information through any form, application, or portal
  • Reproduce, copy, or distribute Site content without written permission

We may suspend or terminate Site access at any time, with or without notice, for any conduct we determine violates these Terms or is otherwise harmful to other users, Leasoro, or third parties.

03Third-Party Services & Platforms

The Site links to and embeds third-party platforms — including, for example, the Rentvine owner and tenant portals. Use of any third-party platform is subject to that provider's own terms of service and privacy policy. Leasoro is not responsible for the availability, content, or practices of third-party services beyond our reasonable control.

The Site may also contain links to other third-party websites. We are not responsible for the content, policies, or practices of those sites.

04Intellectual Property

All content on the Site — including text, graphics, logos, the Leasoro name and mark, and software — is the property of Leasoro Property Management or its licensors and is protected by U.S. and international copyright, trademark, and other intellectual property laws. You may not reproduce, distribute, modify, or create derivative works from any Site content without our prior written consent.

05Disclaimers

The Site and any content, services, or information provided through it are made available on an “as is” and “as available” basis. To the fullest extent permitted by law, Leasoro disclaims all warranties of any kind, express or implied, including but not limited to warranties of merchantability, fitness for a particular purpose, non-infringement, and any warranties arising out of course of dealing or usage of trade.

We do not warrant that the Site will be uninterrupted, error-free, or free of viruses or other harmful components. Information posted on the Site is provided for general informational purposes only and does not constitute legal, financial, tax, or real estate advice. You should consult appropriately licensed professionals for advice specific to your situation.

06Limitation of Liability

To the fullest extent permitted by Texas law, Leasoro, its members, employees, contractors, and agents shall not be liable for any indirect, incidental, special, consequential, exemplary, or punitive damages arising out of or relating to your use of the Site or services, including but not limited to damages for lost profits, loss of data, loss of goodwill, business interruption, or any other intangible loss — whether based in contract, tort, strict liability, or otherwise — even if Leasoro has been advised of the possibility of such damages.

In no event shall Leasoro's total aggregate liability arising out of or relating to your use of the Site exceed one hundred U.S. dollars ($100.00) or the amount of fees paid by you to Leasoro in the twelve (12) months preceding the claim, whichever is greater. Liability arising under a Property Management Agreement or lease is governed by that agreement, not by these Terms.

07Indemnification

You agree to indemnify, defend, and hold harmless Leasoro Property Management, its members, employees, contractors, and agents from and against any and all claims, liabilities, damages, losses, costs, and expenses (including reasonable attorneys' fees) arising out of or related to your use of the Site, your violation of these Terms, or your violation of any rights of a third party.

08Privacy

Your use of the Site is also governed by our Privacy Policy, which describes how we collect, use, and protect personal information. By using the Site, you consent to the collection and use of information as described in the Privacy Policy.

09Governing Law and Jurisdiction

These Terms are governed by and construed in accordance with the laws of the State of Texas, without regard to its conflict-of-law principles. Any dispute arising out of or relating to these Terms or the Site shall be brought exclusively in the state or federal courts located in Dallas County, Texas, and you consent to the personal jurisdiction of those courts.

Disputes arising under a Property Management Agreement or lease are governed by the dispute resolution provisions of that agreement.

10Modifications to These Terms

Leasoro reserves the right to modify these Terms at any time. When we make material changes, we will update the “Last Updated” date at the top of this page and may provide additional notice through the Site, email, or the Rentvine portal. Continued use of the Site after changes are posted constitutes acceptance of the revised Terms.

11Severability

If any provision of these Terms is held to be invalid, illegal, or unenforceable, the remaining provisions shall remain in full force and effect, and the invalid provision shall be modified only to the extent necessary to make it valid and enforceable.

12Entire Agreement

These Terms, together with our Privacy Policy and any executed PMA or lease, constitute the entire agreement between you and Leasoro regarding your use of the Site and our services and supersede any prior or contemporaneous agreements on the same subject.

These Terms of Service govern use of the leasoro.com website only. The binding terms of any Owner relationship are contained in the executed Texas Association of Realtors Property Management Agreement, and the binding terms of any tenancy are contained in the executed lease and any addenda. Those documents control all fees, services, screening, maintenance, deposit, and other operational matters.
